2. Making a contract with us – your deposit

When you place an order with us, you are making an offer to rent a property. Our system will send you an e-mail to confirm that we have received your order and that a contract has been made between us.

A 30% deposit is payable at the time of booking and the balance is due six weeks prior to the arrival date

A a returnable security deposit of £1,000 is due 4 weeks prior to the arrival date

In the unlikely event that the rental property/properties are no longer available, or that we have made a pricing mistake, we will advise you of this as soon as we can.

Whilst we try to be as accurate as possible, all information provided is approximate and is provided in good faith.

This contract is covered by English law.

By booking a holiday with us, you agree to and accept these terms, as well as our privacy policy and the terms of website use.

3. How to book your holiday

You can use our website to book your holiday by selecting the dates you wish to rent.

We use secure payment facilities for online purchases.

You can pay for your order by Visa, Mastercard, Delta/Connect or Maestro. American Express is not accepted.

Promotional prices only apply during the period stated.

All prices quoted on our website are in UK pounds.

Once your order has been confirmed, changes may not be possible or may incur additional charges or delays.

4. Cancellation and Insurance

By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.

If we do succeed in re-letting the booking for the same period we will refund an amount equal to the rent received from re-letting the property less an administration fee of £50.

Please note that your deposit is not refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost.

We strongly advise you to take out holiday insurance to cover non-refundable money, loss of your personal property and public liability. Our insurance does not cover your personal property.

5. Return of Security Deposit

The security deposit will be refunded to you within 10 days of the end of your holiday, unless we or our representative has discovered any loss or damage to the Property or its contents within 48 hours of your departure. If loss or damage is discovered, we reserve the right to deduct the cost of repair or replacement of the damaged item from the security deposit. We might not charge for the cost of replacing small items such as wine glasses etc that are broken, but please inform us or our representative of any such breakages so that the items can be replaced.

6. Acceptance of Children

We welcome children of all ages. It must be noted that the property has a swimming pool, and care must be taken by everyone when near the water.

7. Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.  If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

8. Use and Care of the Property

Our representative will have checked the condition of the Property before and after your stay. In particular, but without limitation, she will check the condition of:

  • Paintings
  • Wallpaper (including fabric wallpaper)
  • iPod docking station
  • Carpets, for damage other than fair wear and tear
  • General condition of the Property.

The Property will have been cleaned and checked before your arrival. Please notify our representative immediately if you find any damage or items that are not working on your arrival and she will use her best endeavours to remedy the problem as quickly as possible.

You agree:
(a) To take good care of the property and not to act in a way that causes a nuisance or annoyance to the neighbours.
(b) To leave the Property and all amenities and equipment clean and tidy
(c) Not to smoke, or allow others to smoke, indoors.
(d) To dispose of household waste as explained in the property manual which you will find on arrival.
(e) To allow us and anybody authorised by us to enter the Property during your stay after giving reasonable notice, unless there is an emergency when no notice need be given.

9. Use of Broadbands / Internet

By connecting to the router, either by ethernet cable or by WiFi, you agree to and accept the following conditions:

  • You will not download material which is illegal either in France or the United Kingdom. You are reminded that file sharing of copyright material is illegal in both countries.
  • French law imposes a “three-strikes and you’re out” on illegal file sharers. This means if that if our broadband connection is found to have been used on three occasions for illegal purposes the French courts can terminate our broadband connection.
  • You are liable to us for any and all financial loss which we incur which results from your use of our broadband connection for illegal purposes.
  • You must not disclose the security key for the router to anybody who is not named on your booking form as a person staying at the Property with you.

10. Your Safety

You agree to take all reasonable precautions for the safety of all people using the swimming pool including, but not only, supervising at all times a ny minors who enter the pool or pool area, keeping the pool cover on and the gates shut when the pool is not in use and checking the pool area at the end of the day. In the event of any problem with the pool filtration systems or the quality of water in the pool, please contact our representative who will arrange for our pool maintenance contractors to remedy the problem.

We have taken reasonable precautions to reduce the risk from water hazards on the property. You should be aware that in addition to the swimming pool there are two ponds on the property. You are responsible for making sure that those in your party are aware of the nature of these hazards.

The lift is for the use of disabled guests and for luggage only. No more than 2 people may enter the lift at one time and only one person may accompany luggage. Children under 16 may not use the lift unaccompanied

11. Liability

We are not liable to you for any breach of our obligations arising from forces beyond our reasonable control, including, but not limited to: fire, strike, civil insurrection or riots, explosion, flood, storm, act of God, temporary failure of water or electricity supplies, requirements or regulations of any civil or military authority, or damage arising from a malicious act. If any such matters occur before the start of your holiday and are likely to prevent you from having the use of the Property we will refund all payments you have made to us.

Under no circumstances does our liability to you exceed the payments you have made to us.  The Contracts (Rights of Third Parties) Act 1999 does not apply to this Agreement.

12. Website visitor conduct

With the exception of personally identifiable information, the use of which is covered under our Privacy Policy, any material you send or post to this Website shall be considered non-proprietary and not confidential. Unless you advise to the contrary we will be free to copy, disclose, distribute, incorporate and otherwise use such material for any and all purposes.

When using this website you shall not post or send to or from this Website any material for which you have not obtained all necessary consents, is discriminatory, obscene, pornographic, defamatory, liable to incite racial hatred, in breach of confidentiality or privacy, which may cause annoyance or inconvenience to others, which encourages or constitutes conduct that would be deemed a criminal offence, give rise to a civil liability, or otherwise is contrary to the law in the United Kingdom;

13. Website uptime

We take all reasonable steps to ensure that this Website is available 24 hours every day, 365 days per year. However, websites do sometimes encounter downtime due to server and, other technical issues. Therefore we will not be liable if this website is unavailable at any time.

14. Links to and from other websites

Any links to third party websites located on this Website are provided for your convenience only.  We have not reviewed each third party website and have no responsibility for such third party websites or their content.

If you would like to link to this Website, you may only do so on the basis that you link to, but do not replicate, any page on this Website and you do not in any way imply that we are endorsing any services or products unless this has been specifically agreed with us.

If you choose to link to our website in breach of Paragraph 4.2 you shall fully indemnify us for any loss or damage suffered as a result of your actions.

15. Exclusion of liability

We take all reasonable steps to ensure that the information on this Website is correct. However, we do not guarantee the correctness or completeness of material on this Website.  Neither we nor any other party (whether or not involved in producing, maintaining or delivering this Website), shall be liability or  responsible for any kind of loss or damage that may result to you or a third party as a result of your or their use of our website. This exclusion shall include servicing or repair costs and, without limitation, any other direct, indirect or consequential loss.

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

16. Law and jurisdiction

This Legal Notice shall be governed by and construed in accordance with English law. Any dispute(s) arising in connection with this Legal Notice are subject to the exclusive jurisdiction of England and Wales.

You are permitted to use our website for your own purposes and to print and download material from this Website provided that you do not modify any content without our consent. Material on this website must not be republished online or offline without our permission.

The copyright and other intellectual property rights in all material on this Website are owned by us or our licensors and must not be reproduced without our prior consent.

Any data collected during the course of this booking will be stored on our computer(s).  With your permission we may from time to time contact you about promotions and offers.  We will not share your details with any third party.

The price of the accommodation includes the following: Electricity, linen, cleaning, hot water, central heating, wifi.

20. Pets

We regret that we cannot accommodate pets at the Property.
